We saw less demand from buyers and fewer homes listed for sale in our region in the first quarter of the year.  High prices, new tax announcements, rising interest rates, and stricter mortgage requirements are among the factors affecting home buyer and seller activity today.


Even with lower demand, upward pressure on prices will continue as long as the supply of homes for sale remains low.  Last month was the quietest March for new home listings since 2009 and the total inventory, particularly in the condo and townhome segments, of homes for sale remains well below historical norms.

Rising interest rates and stricter mortgage requirements have reduced home buyers’ purchasing power, particularly for those at the entry level of our market.  Even still, the supply of apartment and townhome properties for sale today is unable to meet demand.  On the other hand, our detached home market is beginning to enter buyers’ market territory.

Demand remains elevated and listings scarce in the attached and apartment markets across Metro Vancouver.  Buyers in the detached market are facing less competition and have much more selection to choose.  For detached home sellers to be successful, it’s important to set prices that reflect today’s market trends.

 

For all property types, the sales-to-active listings ratio for January 2018 is 26.2%.  By property type, the ratio is 11.6% for detached homes, 32.8% for townhomes, and 57.2% for condominiums.  Generally, analysts say that downward pressure on home prices occurs when the ratio dips below the 12% mark for a sustained period, while home prices often experience upward pressure when it surpasses 20% over several months.

It was a steady year for home sales across the region, led by condominium and townhome activity, and a quieter year for home listings. Metro Vancouver home sales were the third highest we’ve seen in the past ten years while the home listings total was the second lowest on record for the same period.


Market activity differed considerably this year based on property type.  Competition was intense in the condominium and townhome markets, with multiple offer situations becoming commonplace.  The detached home market operated in a more balanced state, giving home buyers more selection to choose from and more time to make decisions.

We’re seeing steady demand in today’s market. Conditions continue to vary significantly based on property type.  The detached home market is well supplied with homes for sale, which is relieving pressure on prices.  It remains a much differently story in the townhouse and apartment markets.  Buyers of these properties continue to have limited supply to choose from and are seeing upward pressure on prices.

Two distinct markets have emerged this summer.  The detached home market has seen demand lease back to more typical levels while competition for condominiums is creating multiple offer scenarios and putting upward pressure on prices for that property type.

 

Home buyers have more selection to choose from in the detached market today while condominium listings are near an all-time low on the MLS®.  Detached home listings have increased every month this year, while the number of condominiums for sale has decreased each month since February.

Our overall market is operating below the record-setting pace from a year ago and is in line with historical spring levels.  It’s a different story in our condominium and townhome markets.  Demand has been increasing for months and supply is not keeping pace.  This dynamic is causing prices to increase and making multiple offer scenarios the norm.

 

Until more entry level, or ‘missing middle’, homes are available for sale in our market, we’ll likely continue to see prices increase.  There’s been record building this past year, but much of that inventory isn’t ready to hit the market.  Home buyers are looking to get into the market and they’re facing fierce competition.  It’s important to work with your local Realtor to help you navigate today’s marketplace.
